What it is
Property kharid is the muhurat for buying a flat, a house, or a plot: the signature, the token, or the registration you treat as the real purchase. It is not the same rite as griha pravesh. You may buy in one month and enter months later, after paint and loans. This page times the purchase. The house entry page times the day you move in.
Mumbai is the default city. Registration offices and bank slots rarely match a panchang by accident, so use the month filter early, before you tell the seller you are free all week. The windows are daytime, which is when sub registrar offices actually work.
Which rules are applied
The tithi list is Dwitiya, Tritiya, Panchami, Saptami, Dashami, Ekadashi, and Trayodashi. The weekday list is Monday, Wednesday, Thursday, and Friday. Nakshatras follow the supportive set used for lasting gains, including Rohini, Mrigashira, Punarvasu, Pushya, Hasta, Chitra, Swati, Anuradha, Shravana, Revati, and the Uttara stars. Harsh yogas are refused.
Kharmas, Adhik maas, Bhadra, Rahu Kaal, Amavasya, Guru asta, and Shukra asta are checked. Panchak is not applied to property purchase on this finder. It is reserved for griha pravesh and vahan kharid. A Revati afternoon can therefore qualify for a signature and still be unfit for the later house entry. Keep the two lists apart. Chaturmas is also not applied here.
How to use the list
Bring the window to the registration appointment, not the other way around, when you still have a choice. A morning window that ends before noon is useful if the office issues tokens early. If your slot falls in the gap on a split day, that gap is a block, usually Rahu Kaal, and the row is not calling that gap shubh.
Read why the day qualified before you freeze the token amount. The line names tithi, nakshatra, and yoga, and it confirms the exclusions that were clear inside the window. If the seller can only do Saturday, this list will not bless it. You can still ask for a personal exception with the charts, which is a different step.
Keep the cheque, the witnesses, and the identity papers ready the evening before, so the window is spent on the signature rather than on a missing stamp. If the office delay pushes you past the listed end time, do not pretend the next hour is still covered. Ask for the next listed day or for a personal muhurat before you sign.
What this list does not decide
A shubh signature hour does not check title, loan terms, or the structure of the building. Those are legal and practical questions. It also does not replace vast of the flat you will live in. Use the hour for the purchase act you care about, then pick griha pravesh separately when you enter.

No. Purchase times the signature or registration. Griha pravesh times the entry, and it also applies Panchak.
Why can Revati show here but not for house entry?
Panchak blocks griha pravesh and vehicle purchase. It is not in the property purchase exclusion list, so the star can remain.
Does Kharmas block a registry?
Yes in this finder. While the Sun is in Dhanu or Meena, property windows are removed along with the other activities.
Can the bank slot override the list?
The bank will not read the panchang. If the only slot is outside the windows, treat that as a practical limit and ask for a personal muhurat before you decide.
